It is a fair question.

Florida's Department of Financial Services notes that coverage may not become available again until after the storm-related watch or warning has ended.

That matters when someone is under contract.

Imagine being five days away from closing and waiting until the last minute to obtain homeowners insurance. If a storm enters the picture and the insurer stops writing new coverage, closing could potentially be delayed.

What smart buyers do:

They begin shopping for insurance early in the transaction instead of waiting until closing week.

That one step can remove a great deal of unnecessary stress.

First, Understand That Wind and Flood Are Different Risks

One of the biggest misconceptions buyers have is that "hurricane insurance" is one single policy.

Being outside a high-risk flood zone does not mean there is zero flood risk.

FEMA encourages property owners to consider flood insurance even when it is not required because flooding can occur outside designated high-risk areas.

That's why a smart buyer asks more than:

"What flood zone is it?"

  • What is the property's elevation?
  • Is there an elevation certificate?
  • Has the property experienced previous flooding?

  • Is flood insurance required by the lender?

Panama City Beach participates in FEMA's Community Rating System, a voluntary program that recognizes communities for floodplain-management activities that exceed basic National Flood Insurance Program requirements.

According to the city, Panama City Beach's current participation qualifies eligible NFIP flood policies for a 25% premium discount.

That is a good example of why understanding the local market matters.

Instead of simply hearing "Florida flood insurance" and assuming the worst, buyers can investigate the actual property, its flood zone, elevation, available coverage, and current premium.

Understand the Hurricane Deductible

Florida homeowners policies frequently have a separate deductible for hurricane damage.

This is different from the standard deductible that might apply to other covered losses.

Depending on the policy, the hurricane deductible may be expressed as a percentage of the insured value of the home.

Florida-regulated insurers generally must offer certain hurricane deductible choices, including percentage options such as 2%, 5%, and 10%, depending on the value and type of dwelling and other circumstances.

Here's why buyers need to understand percentages.

Suppose a home is insured for $500,000 and has a 2% hurricane deductible.

That deductible would equal:

$10,000.

A 5% deductible on the same insured amount would be:

$25,000.

That is very different from a typical $1,000 or $2,500 homeowners deductible.

A buyer should therefore ask the insurance agent:

"What would my hurricane deductible actually be in dollars?"

The answer belongs in the household's emergency financial plan.

Wind Mitigation Can Matter

One of the most useful documents for Florida homeowners can be a wind mitigation inspection.
